Why raised homes need under-floor spray foam

Many homes in Old Metairie, Bucktown, Uptown and across the area sit on brick or concrete piers with open air underneath. In winter, cold air chills the floor. In summer, humid air reaches the underside of the subfloor and can cause cupping, musty odors and mold. Most of these homes have little or no insulation under the floor.

How under-floor spray foam is installed

  1. The installer checks the space under the house for standing water, rotten framing and plumbing or wiring that needs attention.
  2. Closed-cell foam is sprayed onto the underside of the subfloor between the floor joists.
  3. Pipes and wires are left accessible where possible, and the foam stays clear of areas termite inspectors need to see.

Why closed-cell spray foam is used under floors

Closed-cell foam resists water, acts as a vapor retarder and adds stiffness. Open-cell foam absorbs moisture and isn't a good fit under a raised floor exposed to outdoor air.

Termite note: foam under the floor can make it harder for pest inspectors to see the framing. Talk to your termite company before work starts. See spray foam and Formosan termites.

Spray foam insulation questions

How thick should under-floor foam be?

Installers commonly apply one to three inches of closed-cell foam under floors, depending on the R-value target and budget.

Will foam under my floor stop musty smells?

It can help by keeping humid air off the subfloor. Any existing moisture or mold should be addressed first.

Can foam be sprayed if my house is only a foot or two off the ground?

Often, yes, but tight clearances make the work harder and may affect the price.
